The four 2026 furnace pricing bands
These bands are for a natural-gas furnace replacement in a typical Van Buren single-family home — matched blower assembly, standard thermostat, permit and inspection, and start-up commissioning included. Propane conversions, oversized-BTU commercial-style residential jobs, and homes with major ductwork remediation sit above these ranges.

The jump between 80% and 96% AFUE is a bigger deal than the corresponding jump in AC-land, both in installer complexity (venting changes) and in operating savings. In a four-month Van Buren heating season the payback on 96% vs. 80% is measured in years, not months, but the comfort story — quieter operation, less on/off cycling, more even room-to-room temperatures — often carries the decision independently.
What drives furnace replacement cost
Efficiency tier
80% AFUE furnaces vent through metal (either into the existing chimney or a stainless liner). 96% AFUE "condensing" furnaces extract so much heat that the exhaust is cool enough for the water vapor to condense out, and they vent through PVC pipe — usually out a side wall. The install path is fundamentally different.
Blower staging
A single-stage PSC blower is a fixed-speed motor — on at 100%, off, on at 100%. A variable-speed ECM blower ramps up and down smoothly, sits at low speed for continuous circulation, and pairs correctly with a two-stage or modulating burner. Staging matters more for comfort than the AFUE number does.
Venting retrofit
Going from an 80% metal-vented furnace to a 96% PVC-vented furnace adds $500–$1,500 for the venting change. In a chimney-vented home this often means abandoning the chimney for combustion products — which raises the water-heater question below.
Chimney liner for the water heater
If the old furnace and water heater shared a chimney, removing the furnace's exhaust often means the chimney is now oversized for the water heater alone. That can cause draft problems and, in some homes, code-triggering back-drafting. The fix is a stainless-steel chimney liner sized to the water heater — $800–$2,000 depending on chimney height and access.
Gas line
Higher-BTU or modulating furnaces occasionally require a larger gas line if the existing supply is undersized. Adds $200–$600.
Filter cabinet upgrade

Electrical
Furnaces are usually on a dedicated 120V/15A circuit. If the existing circuit is undersized or shared, a new dedicated circuit adds $200–$400.
Permit and inspection

The sizing gotcha (bigger is not better)
The old rule of thumb — "match the existing BTU rating" — is wrong more often than it's right on a 2026 replacement in the River Valley. Homes have gotten measurably tighter over the last twenty years. New windows, better attic insulation, sealed can lights, sealed rim-joists, and improved weatherstripping have all reduced the heat-loss rate of the average Van Buren home. A right-sized 60,000 BTU furnace often replaces an oversized 80,000 BTU unit and delivers better comfort with less gas.
The right answer is a Manual J load calculation on the current house. Any bidder proposing to "match what's there" without doing that calc is guessing. The calc takes about an hour on-site and produces the actual BTU number the house needs at the design low temperature — for Van Buren, roughly 14°F for a 99% design condition.

96% AFUE
- ›Higher installed cost — venting change, chimney liner (if needed), condensate drain.
- ›PVC venting through side wall; abandons or requires liner for existing chimney.
- ›Quieter operation, more consistent room temperatures with modulating models.
- ›Lower operating cost — the 16% AFUE gap adds up over a 20-year furnace life.
- ›May qualify for the Federal 25C credit ($600 cap on natural-gas furnaces meeting CEE tier).
- ›Best fit: homes with easy side-wall venting access, higher heating loads (larger homes / older insulation), and homeowners planning to stay 10+ years.
In our four-month heating season, the pure fuel-cost payback on the 96% upgrade is on the order of eight to twelve years — long enough that we don't recommend the upgrade purely on economics. We do recommend it on comfort (staging + variable-speed) and on the incentive stack (see Federal 25C credit). The homes where 96% clearly wins are the ones where the upgrade is being made anyway for comfort reasons and the venting path is straightforward.
The water-heater question (a safety issue)
The heat-pump alternative
If your AC is also aging and you're already weighing an AC replacement, a furnace-plus-AC decision often turns into an AC-versus-heat-pump decision. A heat pump replaces both the AC and the furnace with a single system: it cools in summer and heats in winter using electricity, with a small electric strip heater as backup for the coldest days. In Van Buren's climate — 30°F winter lows, not 0°F — a cold-climate heat pump handles the heating season comfortably.
The tradeoffs are real, not marketing: heat pumps depend on SWEPCO electric rates instead of gas rates, they add a defrost cycle to your winter routine, and the single-point-of-failure question changes (one system doing both jobs vs. two). How long does a furnace replacement take? +
A like-for-like 80% AFUE swap in a garage or utility-closet furnace is usually a single day. Going from 80% to 96% (side-wall PVC venting, condensate drain, potential chimney liner) is typically a day and a half. If ductwork or gas-line changes are involved, budget two days.
Should I replace the AC coil at the same time? +
If the coil is older than 12 years, especially if it's still on R-410A, the answer usually leans yes — the labor to open the plenum is already done. If the coil is under 8 years old and testing clean, it can stay. Our technicians walk through this decision on the estimate visit, not over the phone.
Can I keep my existing thermostat? +
If it's a modern (2018+) programmable or smart thermostat with the right wire count, usually yes. If it's a mercury-bulb model or an older single-stage-only unit, we'll recommend a replacement — a two-stage or modulating furnace paired with a single-stage thermostat wastes half the reason you bought staging in the first place.
Does a furnace replacement need a permit in Van Buren? +
