What a tune-up actually is
A real HVAC tune-up is a preventive service visit — not a repair, not a cleaning, not an inspection. Its job is to catch the components that are drifting out of spec before they fail on the hottest or coldest day of the year. A well-done tune-up is roughly one hour of careful measurement per system, plus whatever cleaning and adjustment the readings call for.
You get two tune-ups a year in a typical Van Buren home: one for cooling in the spring (ideally March or April) and one for heating in the fall (ideally September or October). The cooling visit is efficiency- and reliability-focused. The fall visit is efficiency, reliability, and safety — the combustion side of a gas furnace is one of the very few places in a residential building where getting it wrong can send carbon monoxide into your home.
The cooling tune-up: 15 things we measure in the spring
The spring visit is the one that keeps your AC running through a River Valley July. Every item below has a spec from the manufacturer's install manual, and every item is either measured against that spec or physically verified.
Refrigerant pressures at the service ports
Suction and liquid pressures with gauges on the low and high side. These are the vital signs of the sealed system.
Superheat and subcooling
The two numbers that tell us whether the charge is correct — not just the pressure. A system can be at the right pressure and still be undercharged or overcharged; only superheat/subcooling catch it.
Indoor coil visual inspection
Physical look at the evaporator coil for dust, biofilm, or microbial growth. Photographs if there's a problem the homeowner should see.
Outdoor condenser coil rinse
Gentle water rinse from the inside out. Cottonwood seed, grass clippings, and dryer lint reduce heat rejection by 10-20% in a bad year in Van Buren.
Compressor amp draw under load
Clamp-meter reading on the compressor common wire, compared against the RLA (rated load amps) on the equipment nameplate. Rising trend year-over-year is an early warning of a tired compressor.
Condenser fan motor amp draw
Same reading on the outdoor fan. High amps mean tight bearings; low amps mean a weak capacitor.
Capacitor microfarad rating
Every capacitor drifts over time. We test the actual capacitance and compare it against the printed value. A capacitor that has dropped more than 6% is flagged — capacitor failure is the most common summer breakdown cause we see.
Contactor points and coil
Visual inspection for pitting or arcing. A pitted contactor is a 15-minute preventive replacement now or a no-cool call in July.
Condensate drain flow and safety switch
Verify the drain runs freely and that the float switch (if installed) actually cuts the system off when tripped. Clogged drains cause ceiling water damage.
Temperature drop across the evaporator
Return-air vs. supply-air temperature measured with a probe thermometer. A healthy system delivers a 15-20°F drop in dry weather; anything below 12 or above 22 points at a specific fault.
Blower motor amp draw
Same clamp meter on the indoor blower. High amps often mean a dirty blower wheel or a filter that's been left in too long.
Duct static pressure
Manometer reading of the pressure across the air handler. High static means the ductwork is choking the blower — a common problem when someone has added a MERV 13 filter to a system designed for MERV 8.
Thermostat calibration and cycle test
Verify the thermostat is reading room temperature accurately and that a call for cooling actually starts and stops the system cleanly.
Refrigerant line insulation
Visual walk of the suction line from air handler to outdoor unit. Torn or missing insulation is a small efficiency loss and a hint that mice or weather has been at the line set.
Duct leakage visual
Quick walk of accessible ductwork in the attic or crawl for obvious separations, unsealed boots, or crushed sections. Not a full duct-blaster test, but the low-hanging fruit.
The heating tune-up: safety first
The fall visit shares the airflow and blower items with the cooling visit, but adds the combustion side of a gas furnace. That combustion work is where the tune-up earns its keep — a cracked heat exchanger or a mis-tuned burner sends carbon monoxide into your home and no homeowner is going to spot it in time.
Heat exchanger inspection (the single most important step)
Physical inspection of every accessible surface of the heat exchanger for cracks, corrosion, or rust holes. On many furnaces this requires pulling the blower assembly. This is the item a $49 tune-up almost never actually does.
Combustion analysis with a real analyzer
CO (carbon monoxide) in ppm, O₂ percentage, stack temperature, and combustion efficiency measured with a calibrated combustion analyzer. Not a handheld CO sniffer — a proper flue-gas analysis at the exhaust.
Manifold gas pressure
Measured with a manometer on the gas valve outlet tap. Compared against the manufacturer's spec on the rating plate. Over-firing or under-firing both cause problems.
Flue and vent inspection
Walk of the vent from the furnace to the roof (or the PVC termination on a high-efficiency unit) for blockage, corrosion, disconnected joints, or nesting animals.
High-limit and rollout switches
Continuity and function test of the safety switches that shut the furnace down if temperatures go outside spec. These fail closed (a running fault) or open (a lockout), and both are dangerous.
Flame sensor cleaning
Removal and gentle cleaning of the flame-sensing rod. A dirty flame sensor is the single most common no-heat call we run in the first cold week — five minutes of maintenance in October vs. a service call in December.
Igniter or pilot inspection
Hot-surface igniter resistance measurement (they drift high before failing) or, on older furnaces, thermocouple millivolt output and standing pilot flame quality.
Burner assembly and flame pattern
Visual inspection of the burner ports and the actual flame — a healthy natural-gas flame is bright blue with a small orange tip; yellow flame or soot on burner faces is a warning sign of incomplete combustion.
Temperature rise across the furnace
Same probe-thermometer method as the cooling side: return vs. supply. Every furnace has a printed target range on its data plate (typically 35-65°F). Outside that range points at either an airflow problem or an over/under-firing problem.
Blower control board voltages
Verification of the control board's low-voltage outputs. Boards fail silently until they don't — a bad board in January is not a good day.
Homeowner CO detectors
Press-to-test on every detector in the home. Note ages. Detectors older than 7 years are due for replacement.
Gas piping leak check
Soap-bubble test at every accessible union in the gas piping from the meter to the furnace. Not routine on every visit, but standard whenever the burner assembly has been touched.
What a "$49 tune-up" usually actually is
The math doesn't work. An honest tune-up is about an hour of skilled labor plus a service truck, a combustion analyzer, gauges, and a technician who is EPA-608 certified. That doesn't happen at $49. So the industry has adopted the loss-leader tune-up: get the truck in the driveway for cheap, then either upsell repairs (real or invented) or move on. What actually happens at the cheap price:
- Filter is changed (or checked and the homeowner is told to change it)
- Outdoor coil is rinsed with a garden hose
- Thermostat is set to cool, air feels cool at a vent, technician is on to the next call
- No gauges. No combustion analyzer. No amp meter. No manometer.
What it costs, and whether it pays for itself
A proper single-system tune-up in the River Valley runs in the $150-$250 range for one visit, or roughly $300-$500 a year if you do both spring and fall. That's real money — and it's why the honest answer to "is a tune-up worth it?" isn't automatic.

The break-even is simple: if you avoid one emergency service call every three to four years, a maintenance plan has paid for itself. How often should I get a tune-up? +
Twice a year: once for cooling in the spring, once for heating in the fall. If you only have a heat pump (no gas furnace), you can bundle them into one annual visit, though we still recommend a light shoulder-season check because heat pumps run year-round and accumulate more wear hours than a split cool-only system.
Does a tune-up include repairs? +
No — a tune-up is inspection, measurement, cleaning, and adjustment. If we find something that needs repair (a failed capacitor, a leaking valve, a cracked heat exchanger), we quote that separately so you can decide whether to have us do it, get another opinion, or defer. Maintenance-plan members get a discount on any repair that comes out of a tune-up finding.
Will a tune-up void my manufacturer warranty if I skip it? +
Many equipment warranties do require documented annual maintenance to stay in force — particularly the 10-year parts warranties on compressors and heat exchangers. A skipped tune-up isn't automatically a voided warranty, but if a major component fails and the manufacturer asks for maintenance records, "I didn't do any" is a bad answer. Every visit we do generates a written report with measurements and parts checked; keep those.
How long does a tune-up take? +
Roughly 45-75 minutes per system for a proper visit. A cooling tune-up on one central AC is closer to 45 minutes. A fall heating tune-up with a full combustion analysis and heat-exchanger inspection is closer to 75 minutes. A visit that's done in under 20 minutes did not include the measurements above.
