Where each one wins
Central AC wins when...
- You already have functional ductwork throughout the house
- You're cooling more than about 2,000 sq ft
- You want one thermostat and one temperature setpoint for the whole home
- The house has an open floor plan that shares air easily
- You don't want indoor equipment visible on the walls
Mini-split wins when...
- You're conditioning a bonus room, addition, garage, or sunroom that the central system was never sized for (see mini-splits for bonus rooms)
- The home has no ductwork at all (older homes, cabins, converted spaces)
- You need real per-room temperature control — different people want very different setpoints
- You want to close off unused rooms and stop paying to condition them
- You're doing a small home (under about 1,500 sq ft) where a single-zone or two-zone system covers most of the space
These aren't mutually exclusive. One of the most common installs we do in Van Buren is a central system that handles the main living space plus a mini-split added to a bonus room over the garage that always ran hot on the central system alone.
Cost per ton of cooling
The single biggest factor in the up-front comparison. "Ton" is HVAC-speak for 12,000 BTU/hour of cooling capacity — a typical Van Buren home needs roughly 1 ton per 500-700 sq ft depending on insulation, orientation, and window area. Ballpark 2026 pricing in the River Valley:

The pattern above is what drives most of the recommendations. Central AC-per-ton is cheaper than mini-split-per-ton once ductwork already exists. But if there's no ductwork, adding it flips the math — the ductwork alone can add $5,000-$10,000 to a central install, at which point a multi-zone mini-split competes evenly or wins.
Efficiency (with an asterisk)
Mini-splits routinely hit 20-30+ SEER2, which is higher than most residential central AC (typically 14-18 SEER2). On paper that's a meaningful efficiency gap. In practice, the asterisks matter:
- Once a central AC is efficient enough for the actual house load, more SEER2 stops improving the utility bill much. A 16 SEER2 central handling a 3-ton home comfortably will not be dramatically more expensive to run than a 22 SEER2 mini-split doing the same work.
- Mini-splits achieve their high SEER2 numbers partly because they're inverter-driven variable-speed (they can run at 20% capacity when only that much cooling is needed). Modern variable-speed central AC does the same thing at similar efficiency — the tech is not exclusive to mini-splits anymore.
- Real-world efficiency depends on install quality more than nameplate SEER2. A poorly commissioned mini-split will underperform its rating; a properly commissioned central will usually match its rating. See what is SEER2.
- Duct losses can quietly eat 10-30% of central AC capacity in an unsealed attic — that's the one case where the efficiency gap is real and worth fixing.

Four real-world scenarios
Scenario 1 — 1,400 sq ft home, no ductwork, budget-conscious
Small older home in Van Buren, window units currently. Adding ductwork would run $7,000+ before we even quoted equipment. A multi-zone mini-split with a head in the main living area and one in the master bedroom covers 80% of the house comfortably at similar cost to a full central-with-ducts install, with much better efficiency. Winner: multi-zone mini-split.
Scenario 2 — 2,200 sq ft home, ductwork in place, one bonus room always hot
Common Van Buren story. Central system is fine for the main house. The bonus room over the garage runs 8-10°F hotter than the rest of the house all summer because it was never on a properly sized duct run. Winner: keep the central, add one single-zone mini-split in the bonus room. Much cheaper than reworking the ductwork, solves the specific problem exactly, and doesn't touch the working central system.
Scenario 3 — Rental duplex with two units
Small duplex, two tenants, currently sharing a central HVAC (or worse, a couple of window units per side). Two single-zone mini-splits — one per unit — give each tenant control over their own thermostat and their own utility bill (if separately metered). No shared ductwork means no rules to fight about whose side runs when. Winner: mini-splits, one per unit. Better for both tenant and landlord.
Scenario 4 — New construction, whole home
2,600 sq ft new build, blank sheet of paper. Central AC + gas furnace on well-designed ductwork is the most economical whole-home solution and delivers comfort that competes with anything else. A whole-home mini-split solution is technically feasible but usually 30-50% more expensive up front, and the aesthetic of multiple indoor heads is not everyone's preference in a new build. Can I add mini-splits to some rooms and keep central AC for the rest? +
Yes, and it's very common. The two systems are independent — no shared refrigerant lines, no shared thermostat, no interaction other than sharing the electrical service. The most common Van Buren version: central handles the main house, one or two mini-splits handle the rooms the central system can't reach well (bonus room, sunroom, converted garage). Each system has its own maintenance schedule but neither affects the other.
How many indoor heads can one outdoor mini-split unit support? +
Depends on the outdoor unit. Single-zone systems support one indoor head. Multi-zone outdoor units come sized for 2, 3, 4, or 5 heads typically (some go higher). The trade-off is that as you add more heads to a single outdoor unit, per-zone efficiency drops slightly compared to running each zone on its own dedicated outdoor unit — and adding more heads later than the outdoor was sized for isn't practical. Plan the zone count up front.
Do mini-splits need special maintenance? +
Similar cadence to central AC but different specifics. Each indoor head has a washable filter that homeowners can (and should) clean monthly during heavy use. The blower wheel inside each head gets dirty over time and needs a professional deep-clean every 3-5 years — a step central AC doesn't have. The outdoor unit gets the same annual tune-up as central. Are mini-splits noisy? +
Very quiet outdoors (often quieter than central AC condensers because they're smaller). Indoor heads are quiet at low fan speeds — you'll hear them at high speeds when the system is catching up on a hot afternoon. Louder than a good ceiling supply register at full blast, quieter than a window unit. In a bedroom application, the low-speed operation is generally acceptable to sleep through.
Will a mini-split system add value to my home? +
Depends on what the home has today. Adding a mini-split to a home that previously had only window units or no cooling is a clear resale win. Adding one to a home with functional central AC is more neutral — some buyers appreciate the added zone control and efficiency; others don't understand the technology and see the wall cassettes as odd. In Van Buren specifically, central AC is still the default expectation, so mini-splits as a supplement land better than mini-splits as the sole system in a resale conversation.
